Create Construction Bid
A construction bid in CleanGuru covers post-construction cleanup: the rough clean, the detail clean and any touch-up afterwards. You enter the building’s square footage, check the task list for each phase, let CleanGuru suggest a price range, then turn it into a proposal you can print or email.
Start the Bid
Open the Construction bids screen
In the top navigation bar, hover Bids and choose Construction.

Start a new bid
Click the green New Bid button at the top left.
The New Bid dialog: Commercial or Residential, the prospect or customer, a bid name, the building Type, and the phases you are quoting under Work.
Fill in the bid details
Choose Commercial or Residential, pick Prospect or Customer and select the name, type a name in the Bid box, and set the building Type. Under Work, tick the phases you are quoting: Initial/Rough Clean, Main/Detail Clean and Touch-up/Re-Clean.
Create the bid
Click Create. CleanGuru opens the bid on its details page, where you can check the customer, building and contact information.
Measure the Building
Open the Areas tab
Click Areas. The Enter Measurements box appears.
On the Areas tab, Enter Measurements offers Express, which estimates the areas from the building’s total cleanable square footage, and Manual, which lets you enter each area yourself.
Choose Express
Click Express to estimate every area from the building’s total cleanable square footage. Manual lets you enter each area yourself instead.
Enter the total square footage
Type the building’s total cleanable square footage into the Total box at the top and press Enter. CleanGuru spreads it across the standard areas.

Adjust the mix if you need to
Each row's Sq Ft is a percentage of the total, and the running figure below turns green at 100%. Floor sets the carpet-to-tile mix and Type sets the hard-floor finish. Click Enter to save.
Check the Work Specifications
Open the work specifications
On the Areas tab, click the green Options button below the area list.

Adjust the task list
Each phase has its own Add Task button, and Add Work adds a phase. Click Go Back when you are finished.

Price the Job
Open the Price tab
Click Price. Each phase gets a row showing Sq Ft, Difficulty, Challenges, Expectations, Price/Sq Ft and Price.
Set the pricing factors
Enter your hourly rate in Wage $ and set Difficulty, Challenges and Expectations for each phase, then click Recalculate. CleanGuru returns a price range for each phase and for the job as a whole.
On the Price tab, wage and the three job-condition dropdowns drive the recommended price range for each phase.
Enter your price
CleanGuru has already written a description for each phase from the work type you chose. Type your figure into the Price box, choose $ or ¢ and /visit or /sq ft, then click Save. To reword a line, click the icon to its left to pick a standard description, or type your own.

Build the Proposal
Choose what the proposal contains
Click Proposal, then tick what to include — Proposal, Measurement Summary and Work Specifications, with Total Building or By Area for the specifications.

Open the section options
Click Options at the top right of the Proposal tab.

Reword or drop a section
Pick a section in the list on the left — Cover Page, Cover Letter, General, Compensation through to the Glass Waiver — to change its wording, or tick Do not use to leave it out of this proposal. Page Numbers switches page numbering on and off. Click the green Save, then Go Back to return to the Proposal tab.
Preview the proposal
Click Preview.
The proposal opens on its cover page, carrying your company details and logo.
Review and send
Page through the proposal, then click Print or Email at the top, or Go Back to keep editing.
The Measurement Summary breaks the building down by carpet, waxable, non-wax and wood.
That is a complete construction bid: measured, specified, priced and packaged as a proposal you can send. The same path works for a single touch-up visit or a full rough-and-detail clean; only the phases you tick under Work change.
FAQ
What is the difference between Express and Manual measurements?
Express estimates every area from the building’s total cleanable square footage using standard percentages. Manual lets you enter each area yourself. Express is faster; Manual is more exact.
What do Difficulty, Challenges and Expectations do?
They tell CleanGuru how hard the job will be. Raising any of them raises the recommended price range, so a site with heavy debris or a demanding customer prices higher than a straightforward one.
Can I quote only one phase?
Yes. Tick only the phase you are quoting in the New Bid dialog. Each phase you tick gets its own row on the Price tab and its own task list.
Do construction bids include marketing highlights?
No. System Highlights and Service Highlights belong to the janitorial module only. A construction proposal offers Proposal, Measurement Summary and Work Specifications.
Can I bill by the square foot instead of by the visit?
Yes. On the Price tab each phase has radio buttons for $ or ¢ and for /visit or /sq ft. Choose the pair that matches how you quoted the job, then click Save.
Can I change the wording of a price description?
Yes. CleanGuru fills each line in from the work type you selected. Click the icon to the left of a description to choose from its standard descriptions, or click into the box and type your own.
How do I add a task that is not on the list?
Open the Areas tab, click Options, and use the Add Task button beside the phase you want it in. Add Work adds a whole phase.
